This office serves Happy Valley, Clackamas, Sunnyside, Damascus, Gresham, Troutdale, Fairview, Wood Village and Beavercreek. Neighborhoods closest to the office include Mount Scott, Scouters Mountain, Pleasant Valley and the Sunnyside Road corridor.
Happy Valley has grown from a small hillside town into one of the larger cities in Clackamas County. Most of its homes were built in the last 30 years, on the slopes of Mount Scott and Scouters Mountain and along Sunnyside Road and 172nd Ave.
That growth shapes the work this office does. Large two-story homes, builder-installed equipment now reaching its first replacement, and hillside lots where wind and sun hit one side of the house much harder than the other.
Many Happy Valley homes have one system serving two floors, with the thermostat downstairs in the hallway. Upstairs bedrooms gain heat through the roof and from rising warm air, so they run several degrees warmer all summer.
Builder systems were often sized by rule of thumb and installed with minimal return air upstairs. Before quoting new equipment, we measure airflow at the upstairs registers and check the returns. Fixes range from duct balancing and a variable-speed blower to a zoned system or a second unit for the upper floor.
Homes high on Mount Scott and Scouters Mountain take more wind in winter, and outdoor units set on sloped side yards can settle and tilt over time. A heat pump that is out of level drains poorly and can ice up in cold weather.
We check pad level and drainage on every heat pump visit and re-level units when needed.
