Phil did a great job of carefully examining all the components of our almost 20 year old HVAC system. He took detailed photos and videos to show me the status. And he didn’t try to sell me anything else! Great experience 10/10System inspection
Furnace Replacement in Portland, Old Unit Out and New One In
Furnace replacement in Portland for homes with a worn-out gas furnace. Efficiency Heating & Cooling removes the old unit, hauls it away, and installs a new furnace sized by a Manual J load calculation, usually in one day.

Gas furnace installs run $4,495-$9,000 with removal and disposal included, and premium variable-speed systems top out around $12,500. As an Energy Trust of Oregon Trade Ally, we confirm current incentives in your written estimate. Need heat in a home that has never had a gas furnace? See our new furnace installation and conversions.
Furnace replacement means taking out the gas furnace you have now and putting in a new one, usually in the same spot, on the same gas line and ducts. The work is a swap-out, and it is usually done in a day.
We replace furnaces across the Portland metro from our offices in Milwaukie, Portland, and Happy Valley. You get a free in-home assessment, a load calculation to confirm the right size, and a written price before anything is removed.
Signs it is time to replace your furnace
One repair rarely means replacement. A pattern usually does. These are the signs our technicians look for.
Age 15 Years or More
Once a furnace passes 15 years, parts get harder to find and repairs tend to come closer together.
Cracked Heat Exchanger
A crack can let combustion gases into the air your blower moves. This is a safety issue, and on an older furnace it usually means replacement.
Repeat Repairs
Two or more significant repairs in two years, or a single repair quote above half the cost of a new furnace.
Rising Gas Bills
Bills climbing while the weather and your habits stay the same. An older furnace loses efficiency as burners, blowers, and controls wear.
Uneven Heat and Noise
Rooms that never warm up, a blower that rattles or roars, or a furnace that short-cycles even after repairs.
Not sure? Our furnace repair technicians price the repair and the replacement side by side, so you can compare before deciding.
How We Handle Furnace Replacement
A standard swap-out takes one day. If the venting or ductwork needs changes, your estimate says so before work starts.
Free Assessment and Load Calculation
We inspect the existing furnace, venting, gas line, and ducts, and run a Manual J load calculation. Many older furnaces were oversized, and a replacement is the chance to correct that.
Written Estimate
You get equipment options with efficiency ratings, warranty details, the install plan, and the total price in writing. As an Energy Trust of Oregon Trade Ally, we list any confirmed incentive.
Removal and Haul-Away
We shut off and cap the gas, disconnect power, take out the old furnace and its venting, and haul everything away. Disposal is included in the price.
New Furnace Installed
We set the new furnace, reconnect gas and power, install new venting and a condensate drain on high-efficiency models, and seal the connection to your ducts.
Testing and Walkthrough
Combustion analysis, a carbon monoxide check, gas pressure, and airflow. Then we show you the thermostat and filter, register the warranty, and clean up.

Energy Trust incentives on a replacement furnace
Energy Trust of Oregon incentives can lower the cost of a replacement furnace, but only if the equipment and the home meet the program rules. We check those rules for every estimate because they decide which furnace makes sense.
For gas furnaces, Energy Trust's current residential incentive table requires a furnace rated at 95% AFUE or higher that serves as the home's primary heat source. It also excludes gas furnaces installed as backup for a heat pump in a hybrid system. A lower-efficiency furnace, or a furnace paired as the backup half of a dual-fuel system, will not qualify for that gas furnace incentive.
That matters in Portland, where many replacements are in older homes with a furnace in a basement or crawlspace and a masonry chimney. A 95% AFUE furnace is a condensing unit. It vents through PVC pipe and needs a condensate drain, so the install plan changes compared with a standard 80% furnace.
Offers and eligibility change. As an Energy Trust Trade Ally, we confirm which current incentives apply to your address and equipment, list them in your written estimate, and handle the paperwork. If a heat pump fits your home better, our heat pump installation page explains how those incentives differ.
What customers say about furnace replacement
Removal is often the hardest part of a replacement. A customer of our Portland office had an old furnace in a crawlspace that had to come apart before the new one could go in.
"These dudes had to deal with taking apart our old old furnace in a nasty crawlspace before they installed the new one. It was a hot day and hard work. They were knowledgeable, friendly and got it all done!! Thank you!!"
Nicky, Google review
A Milwaukie office customer had an aging system fail at a house they had recently bought. During the estimate, they learned the old system had been oversized.
"The staff was amazing and provided me with information and options tailored to my needs, rather than doing a straight across replacement of the old system that was clearly oversized for this home as we learned while Jason was working on our options and associated estimates."
Darryl Handasyde, Google review
That is why every replacement starts with a load calculation, not the size printed on the old furnace.

How much does furnace replacement cost in Portland?
Gas furnace installs in the Portland metro run $4,495-$9,000, including removal and haul-away of the old furnace. Premium variable-speed systems top out around $12,500. Venting or ductwork changes can add to the price, and every cost is listed in your written estimate before work starts.
When should I replace my furnace instead of repairing it?
Consider replacement if the furnace is over 15 years old, the heat exchanger is cracked, you have had several significant repairs in two years, or a single repair would cost more than half the price of a new furnace. Our technicians price the repair and the replacement side by side so you can compare.
What rebates are available for furnace replacement in Portland?
Energy Trust of Oregon offers incentives on qualifying gas furnaces. Its current residential table requires 95% AFUE or higher, with the furnace as the home's primary heat source, and excludes furnaces used as backup for a heat pump. As an Energy Trust Trade Ally, we confirm current offers for your home and list them in your estimate. Eligibility and offers can change.
How long does furnace replacement take in Portland?
Most furnace replacements are completed in one day. That includes removing and hauling away the old furnace, installing the new unit, gas and electrical connections, venting, testing, and a walkthrough. Jobs that need venting or ductwork changes can take a second day.
Do I need the same size furnace as my old one?
Not always. Many older furnaces were oversized for the home, especially after insulation or window upgrades. We run a Manual J load calculation on every replacement so the new furnace is sized to the house, not to the label on the old unit.
What's the difference between 80%, 90%, and 95% AFUE furnaces?
AFUE (Annual Fuel Utilization Efficiency) measures how much of the fuel becomes heat. An 80% AFUE furnace converts 80% of its fuel to heat, and a 95% AFUE furnace converts 95%. Furnaces at 90% and above are condensing units that need PVC venting and a condensate drain, so moving from 80% to 95% can change the install plan in an older Portland home.
Do you offer financing for furnace replacement in Portland?
Yes. Special financing is available with approved credit. We also confirm which Energy Trust of Oregon incentives apply to your replacement and list them in your written estimate.
What's included in your furnace replacement service?
Our furnace replacement covers a Manual J load calculation, a written estimate, permits, shutting off and capping the gas, removal and haul-away of the old furnace, the new furnace with gas and electrical connections, venting, testing, thermostat setup, a homeowner walkthrough, and manufacturer warranty registration.

Efficiency Heating and Cooling came out to our home to do general maintenance on our furnace and heat pump, and also level our heat pump. Tristan was our technician. His work was efficient and thorough. He explained everything he did and told me what Efficiency H&C had to offering the way of maintenance programs. I am very happy with the services we received.Furnace & heat pump maintenance
This was my first time working with this company, and it was an amazing experience! Wayne was super personable, and explained things thoroughly and transparently. The cost was reasonable and that was with the maintenance membership program we joined. Highly recommend this business!Maintenance membership
I definitely recommend Efficiency! On this year's hottest day my AC quit working and Efficiency was able to send a technician right out. He fixed it quickly (luckily it was not a major issue) and now I'm basking in cool air. Thank you so much!AC repair
Tristan was very thorough with diagnosing the issues with my system and walked me through them so I could better understand my options for repair. We’ve had a few HVAC techs look at our system over the last decade or so, and Tristan was by far the best.System diagnosis
Jason came out for an estimate for a heat pump for my house. He listened to what I was looking for function-wise, evaluated the property, gave me a quote with 4 options, and explained the pros and cons of each. He was thorough, friendly, and not at all condescending (women, if you know, you know). Very professional.Heat pump estimate
I bought a furnace from these folks over 10 years ago and was very impressed with their work. I've had them tune up my furnace every year since and it's still the great quality and friendly service. Hire them immediately! Super fair pricing, great service. My Technician, Tristian was communicative and thorough. I tried hiring another company prior and they had me pre-pay, after tons of no shows and shoddy work followed by more no shows I demanded my money back and happily gave it to Efficiency Heating and Cooling.HVAC service
